Why additions cost more per foot than new construction
A builder putting up a new house works on an open site with no existing structure to protect, match or work around. An addition has to tie into a finished building, match materials that may be discontinued, keep a family living there safely throughout, and spread fixed costs — permits, mobilisation, the roof tie-in — across a much smaller area. That is the whole explanation for the per-foot gap.
Build out or build up?
Building out adds foundation and roof area but is usually the simpler, more predictable project.
